Creating a lease agreement is important for all parties involved.

Include beginning and end dates to the lease

Include penalties for breaking lease

Spell out late fees
*
State how far in advance notice is required for moving out

Make sure both parties sign lease

See if there are local laws regarding renters/landlords

Clearly state when rent is due and if there is any grace period

Include pet policies and pet rent if necessary

Find a generic form online and use it to help form your own

State whether or not utilities are included
*
State deposit amounts
*
State which repairs if any the renters are liable for
*
Require deposits be made by cashier's checks only
*
State terms of action if payment is not made
